Project Type: Sustainable, mixed-use community featuring 51 live/work lofts and 15 town lofts. With an emphasis on walkability and bike-ability inside the community and the use of mass transit to reach destinations outside of it, Bluwater Crossing provides a planet-friendly lifestyle for the forward thinking buyer. Live/work lofts are adaptable to a variety of home-based enterprises for entrepreneurial professionals, and the beachside locale provides a tranquil backdrop for business (and a prime source of recreation). Bluwater Crossing is designed with 21,600 square feet of street-level retail/commercial space, private parking in a secured garage for residents and a multitude of surface stalls for retail customers and guests.

Project Design: The exterior of Bluwater Crossing mixes sophistication, function, and modern design elements with a variety of materials and textures. Metal roofs, shading elements and concrete bases break down each building's mass, creating an integrated, natural and "beach contemporary" design.

The 51 live/work lofts take advantage of a ground level to accommodate a work studio or office. Open floor plans provide flexibility and customized living spaces. Towering two-story windows create a dramatic effect in these urban chic spaces.
Alternating between earth-element landscapes and water-element gardens, each courtyard provides a private oasis with fire pits and spacious, comfortable seating areas for gathering and entertaining.
Finally, curbless streetscapes encourage walkability, which, in turn, inspires greater connection to the community.

Tick Tock... Tick Tock... Bluwater Crossing Incorporates Artistic Clock Tower into Development
Trammell Crow Residential, the largest multi-family builder in the country, retained renowned, Miamibased artist Luis M. Alonzo-Barkigia to design a Clock Tower for its Bluwater Crossing development in Carlsbad, California.
In keeping with community's sustainable nature, the clock tower will be built in the heart of the development, right in the village courtyard. The clock tower will not only serve as a unifying landmark for the neighborhood, but it is also intended to remind residents of the importance of time. Many buyers are no doubt naturally time-conscious consumers, given the Bluwater Crossing's position as a community that allows residents to enjoy a more balanced lifestyle and to break free from the grind of a daily commute.
Paying homage to his years growing up in Southern California, Mr. Alonzo-Barkigia conceived the Bluwater Crossing Clock Tower with two points in mind: artistic distinction for Bluwater Crossing and a contemporary design that is both functional and on par within its architectural context.
"For those who live by the water, the ocean is always calling," Mr. Alonzo-Barkigia says. "It is a place for meditation, adventure, and rejuvenation. Filled with beauty and danger, the deep blue waters of the Pacific spark our imagination."
In this way, an inspired way of life inspires great community art, too.
About Luis M. Alonzo-Barkigia
Luis M. Alonzo-Barkigia was born in Tijuana, Mexico, and grew up in San Diego, California. His bicultural upbringing has been instrumental in the development of his work. Mr. Alonzo-Barkigia received his BFA at the University of Illinois in Chicago, where he studied with Iñigo Manglano-Ovalle and Kerry James Marshall. His work is part of the Malmö Art Museum Collection in Sweden, where he studied at Malmö Art Academy. Mr. Alonzo-Barkigia now works with Diana Lowenstein Fine Arts Gallery in Miami, Florida.

Brad Perozzi, Managing Director
As managing director, Mr. Perozzi does more than manage a team of development professionals. He also helped inspire Trammel Crow Residential's latest development, Bluwater Crossing. As a child, Mr. Perozzi spent summers with his grandparents in Carlsbad. His fond memories of long days in the quaint coastal town led to the development of a new kind of mixed-use community - one that allows residents to savor all aspects of their life by combining comfort and career in a collection of unique live/work lofts. The result is a community that honors those fond memories with a commitment to green living and sustainability (along with interior finishes named after his grandparents, Marjorie and Elmer.)
Mr. Perozzi joined TCR in 1999 with the responsibility for pursuing multifamily development sites and entitlements in Southern California. Mr. Perozzi currently manages a team of development professionals that cover San Diego County, Riverside County, San Bernardino County and the Southern half of Orange County. During his tenure, Mr. Perozzi has been responsible for developing 1,200 multi-family residential units throughout Southern California totaling more than $580 million in total capitalization.
Prior to joining TCR, Mr. Perozzi worked in the acquisitions department for Pacific Gulf Properties; a publicly traded real estate investment trust headquartered in Southern California. Pacific Gulf specialized in the acquisition and development of multi-family apartments and business parks along the West Coast. Mr. Perozzi was responsible for acquiring more than $500 million worth of real estate assets for the portfolio.
Mr. Perozzi received a Master's Degree in real estate development from the University of Southern California in 1997 and a Bachelor of Science Degree in Economics from Arizona State University in 1987. He is a member of the Urban Land Institute.
Kevin E. Andrade, Senior Managing Director
Mr. Andrade joined Trammell Crow Residential (TCR) in 1994 in Seattle and led the company's development efforts there until 1998, when he was promoted to Senior Managing Director for the Southern California Division. Mr. Andrade is responsible for the company's construction and development activities in Southern California, which has become one of the company's most active divisions.
To date, he has led the development to approximately $1 billion of multifamily product. In 1999, he became a member of the TCR Management Board. Prior to TCR, Mr. Andrade developed real estate in central California for his own account, and also worked for Rosen Consulting Group.
Mr. Andrade received his MBA from the University of California at Berkeley in 1991. He holds a Master's degree in electrical engineering from Stanford University and was a Hughes Fellow. Mr. Andrade received his Bachelor of Science from Fresno State University in 1985, Summa Cum Laude. He is a member of the Urban Land Institute.
Steven Rhodes, President of Construction
Mr. Rhodes joined Trammell Crow Residential (TCR) in November 1998 as Vice President of Construction for the Southern California Region. Prior to joining TCR, Mr. Rhodes was the Los Angeles area manager for Condon Johnson and Associates, a general engineering contractor specializing in deep foundation construction, shoring, and concrete work. He was active in the Association of Foundation Contractors (ADSC) as a member of the Board of Directors.
Mr. Rhodes worked with Morley Construction Company in Santa Monica from 1989 to 1995 as a project manager successfully completing over $75 million of construction on a range of commercial and residential projects. He worked with Tutor‑Saliba Corporation as a project manager from 1983 to 1989. During his tenure with Tutor‑Saliba Corporation, he built facilities for the San Francisco water department and then moved to Southern California to complete a high‑rise condominium project.
Mr. Rhodes attended St. Lawrence University in Canton, New York, graduating with a Bachelor of Arts in History in 1977. He continued his education at San Diego State University graduating in 1982 with a Bachelor of Science in Civil Engineering and in 2003 received his MBA from USC.
