Construction begins on Carlsbad live-work project

CARLSBAD — Developers broke ground Thursday for an innovative, mass-transit- oriented housing project.

The project, which has faced a few hurdles over the last several years and lost its original developer, has now moved into the construction phase, said representatives for developer Trammell Crow Residential of Costa Mesa.

“Most of you have done (these groundbreaking events) before, but in this case it’s a unique event,” managing director Brad Perozzi told a crowd of some 30 dignitaries and building industry representatives.

Groundbreaking Event

On September 27, 2007,  Trammel Crow Residential hosted a Bluwater Crossing groundbreaking ceremony for members of the local Carlsbad community. Bluwater Crossing is Trammel Crow Residential’s first transit-oriented development in Carlsbad and features 66 live/work lofts and 12 town lofts.

Buyers Find a Niche in Planned Communities

When the Smith family discovered San Elijo Hills in San Marcos, it wasn’t long before they determined that it was the right place for them. “We fell in love with the whole idea that it was somewhat self-contained,” says Karen Smith. “It seemed like the kind of place where you get to know your neighbors.”

And since moving there in 2001, they have done just that. “We moved here not knowing anyone,” she says. “And we know hundreds and hundreds of people now.”

A 1920-acre development in the city of San Marcos, San Elijo Hills is set up so that its residents don’t need to go far. A grocery store, restaurants and a 19-acre park are all within the area’s boundaries. Hale Richardson, director of marketing for San Elijo Hills, says people who buy in the area appreciate that the community has a small-town feel.
